Son Ye Jin Faces Financial Struggles with Gangnam Real Estate Investment

Son Ye Jin, the beloved South Korean actress, is currently navigating a challenging financial situation. Despite her remarkable success in the entertainment industry and a net worth of approximately $20 million, the 43-year-old actress is facing difficulties with a recent real estate venture.

In 2022, Son Ye Jin made a significant move in the real estate market, purchasing a two-story building in Gangnam, one of Seoul's most prestigious and bustling business districts, for 22.4 billion won (around $15.5 million). She saw great potential in the location and decided to redevelop the property into a modern, five-story commercial building, complete with a basement, covering a total area of 724 m².

Given Gangnam's reputation as a commercial hub, expectations were high that the redevelopment would attract tenants swiftly. However, the reality has been far from what was anticipated. The property remains largely vacant, and industry experts attribute this to the building's steep rental prices. Leasing a small unit of just 99 square meters comes with a hefty price tag of at least 9 million won per month, in addition to a maintenance fee of around 1 million won. In comparison, neighboring buildings offer more competitive rates, making it difficult for Son Ye Jin's property to attract tenants.

Further complicating matters are shifting business trends. Many companies are now opting for more flexible lease terms or relocating to emerging commercial districts, where rental prices are lower and foot traffic is more stable. This trend has added pressure to Son's investment, and it has become increasingly difficult for her to secure tenants for her property.

To finance the purchase and redevelopment, Son Ye Jin took out a significant loan of 15 billion won. Without a steady stream of rental income, the burden of loan repayments is becoming a looming concern. Despite these financial challenges, Son Ye Jin remains determined, and with the support of her husband, actor Hyun Bin, it’s likely that the couple will find a way to navigate through this tough situation.
